A Few Things That You May Need To Prepare For:
1. Are you currently employed?
If so, most owners will require that a verbal authorization be completed along with seeing the last two paystubs. If you are self employed be prepared to provide a copy of your last two tax returns.
2. Do you have pets?
Approximately 30% of homeowners allow pets however, they do list restrictions. Be prepared to pay a non-refundable pet fee of up to $500 (depending on the breed and number of pets) and have a pet interview.
3. Do you smoke?
Some homeowners list restrictions on smoking. Be sure to ask.
4. Have you filed for bankruptcy or had a recent short sale or foreclosure?
Disclosing these items up front may save you time later.
5. Application fees
Most owners and agencies charge these to cover credit, criminal background and eviction reports. Most places charge an application fee per adult depending on the income ratios and other reports.
6. Be available!
If you are going to place an application on a property be prepared to answer questions and provide information promptly when asked.
7. Home Based Businesses or Company Vehicles
Some HOA restrictions prohibit the use of a residential dwelling for business use. If this is important to you please verify any restrictions prior to signing the lease.
